Definitions:
Median Rent (Median Gross
Rent)-- The
median gross rent divides the rent distribution series into two equal parts,
one-half of the units with rents higher than the median and the other half with
rents lower than the median.
1990 Contract Rent--
The monthly
rent agreed to or contracted for, regardless of any furnishings, utilities,
fees, meals or services that may be included.
“Contract rent” does not include estimated average monthly cost of
utilities and fuels, if these are paid by the renter. (Housing units that are renter occupied
without payment of cash rent are excluded in the calculation of median contract
rent. These units are shown separately
as “No cash rent” in other 1990 census data products.)
2000 Gross Rent--
The monthly
contract rent plus the estimated average monthly cost of utilities and
fuels, if these are paid by the renter.
(Housing units that are renter occupied without payment of cash rent are
excluded in the calculation of median gross rent.)
Important Note--
The 1990
and 2000 tabulations include only “specified renter-occupied housing
units.” This includes all
renter-occupied units except 1-unit attached or detached houses on 10 or
more acres.
Comparability— The 2000 Median
(Gross) Rent is not directly comparable to the 1990 Median (Contract)
Rent . “Gross Rent” is the monthly
contract rent plus the estimated average monthly cost of utilities and
fuels, if these are paid by the renter.
“Contract Rent” excludes the estimated average monthly cost of
utilities and fuel, if these are paid by the renter.
Also, in Census 2000,
the question on rent was asked on a sample basis (on average, 1 in every 6
households). In 1990 and other previous decennial censuses, the question on rent
was asked on a 100-percent basis.
